Alexander Construction FAQs

If you’re planning a commercial build or upgrades in an operational environment, especially healthcare, government or education, these FAQs cover what most clients need to know before engaging a construction partner. You’ll also find answers for maintenance, insurance reinstatement work, specialist craft, seismic strengthening, and residential projects across Hawke’s Bay and Manawatū.

Working with Alexander

What areas do you service in Hawke’s Bay and Manawatū?

Alexander Construction works across Hawke’s Bay (including Hastings, Napier, Havelock North and surrounding areas) and the wider Manawatū region, including Palmerston North. If your project is outside these centres, we can still assist, bringing on our construction alliance partners to cover the country

What type of builder are you: residential, commercial, or both?

We’re a commercial and residential builder delivering everything from architecturally designed homes through to complex commercial, industrial, healthcare and government projects across Hawke’s Bay and Manawatū.

What services does Alexander Construction offer?

Our work spans four service areas:

  • Construct (commercial, residential and legacy builds)
  • Maintain (planned and reactive building maintenance, repairs, upgrades)
  • Craft (heritage upgrades, specialist joinery and era-sympathetic work)
  • Develop (joint venture developments, subdivisions, mixed-use and fit-outs)
Do you take on small jobs and maintenance work?

Yes. If you’re searching for building maintenance in Hawke’s Bay or a reliable maintenance contractor in Manawatū, our Maintain team can help with repairs, planned maintenance, refurbishments and targeted upgrades.

Can you manage a project from planning to handover?

Yes. Our team can provide end-to-end project management, setting budgets, undertaking feasibility analysis, coordinating consultants, subcontractors, procurement, programme and site delivery to keep your build on time and on budget.

Who will I deal with day-to-day?

You’ll have a clear point of contact, typically a project manager or site lead, with structured communication and reporting.

What’s the best way to start?

Send us the basics (location, scope, timelines, any plans). We’ll advise on the right pathway. Whether that’s commercial construction, healthcare or government work, maintenance, insurance repairs, specialist craft, seismic upgrades, or development support.

Getting Started

How do I get started with a builder?

Start with a brief: what you’re building, where, budget range, and your ideal timeframe. Then we’ll confirm the best delivery path; pricing approach, timeline, and the right team for your project.

What should I bring to an initial meeting?

Any drawings, inspiration, site details (address, access, known constraints), and a ballpark budget. If you don’t have plans yet, we can still help you map a practical pathway forward.

Do you offer design-and-build?

Yes. We can work design-and-build where appropriate, or collaborate with your architect/consultants. The goal is the same: clear scope, buildable solutions, and fewer surprises during construction.

Pricing and Timelines

How much does it cost to build in Hawke’s Bay or Manawatū?

Costs vary widely based on scope, site conditions, materials, services, and programme. We focus on transparent pricing, smart cost engineering, and early identification of budget risks, so you can make confident decisions before you commit.

Do you provide fixed-price quotes?

Depending on documentation and project stage, we can price as:

  • budget estimate / concept pricing
  • detailed fixed price
  • staged / negotiated contract
We’ll recommend the option that best matches your certainty level and timeline.
How long does a typical build take?

Timeframes depend on approvals, procurement, complexity and sequencing. For context, many builders provide indicative ranges by project type (renovations vs new builds vs commercial works).

We’ll provide a programme that reflects your scope and constraints, not generic timelines.

What can delay a construction project?

Common causes include design changes, resource consenting, long-lead materials, unforeseen site conditions, weather, and access constraints, especially in live operational environments.

Can you help reduce costs without sacrificing quality?

Yes—this is where cost engineering matters. We can suggest alternative materials, construction methods, and sequencing strategies that protect performance, durability and aesthetics.

Consents and compliance

Do you handle building consents and council communication?

Yes. We can support the consenting pathway and coordinate documentation with the design team. Commercial and industrial work often requires more detailed consent information and ongoing compliance obligations.

Often, yes, especially where structure, fire safety systems, accessibility or change-of-use is involved. Councils outline specific requirements for commercial and industrial buildings and building owner responsibilities.

What is a Code Compliance Certificate (CCC) and do you help with it?

A CCC is council confirmation that the completed work complies with the building consent. We plan inspections and documentation to support a smooth path to sign-off and handover.

Can you work in high-compliance environments (healthcare, government, industrial)?

Yes. These builds require disciplined documentation, safety systems, and a clear plan for risk, access and communication. (Many government/health projects also require stricter procurement and compliance behaviours.)

Industrial and High-Risk Environment FAQs

Do you work in high-risk industrial environments?

Yes. We understand high-risk sites and prioritise:

  • Strong inductions and site rules compliance
  • Controlled access and separation
  • High-visibility planning and communication
  • Safe sequencing and permit-based workflows where required
How do you manage health and safety on complex sites?

Health and safety is embedded into planning, site controls, daily management and subcontractor oversight. Especially on occupied, sensitive, or higher-risk sites. We lead the region in this area.

Seismic Strengthening FAQs

Do you provide seismic strengthening in Hawke’s Bay and Manawatū?

Yes. We deliver seismic structural reinforcement and strengthening upgrades, coordinating works to minimise disruption and maintain safe site operations.

Can seismic strengthening be done while the building remains in use?

Often, yes. Depending on the scope and risk profile. We plan staging, access, and separation to keep occupants safe and operations moving where feasible.

Quality, safety and communication FAQs

How do you ensure quality workmanship?

We use qualified teams, clear scopes, robust subcontractor management, documented QA checks from our Quality Assurance System, and practical detailing that supports long-term durability and maintainability.

Do you offer warranties or guarantees?

Yes. Warranty coverage depends on contract type, materials, and scope. We’ll set expectations clearly at contract stage so you know what’s covered and for how long.

How do you manage health and safety on site?

Health and safety is built into planning, inductions, site controls, daily management and subcontractor oversight, especially on complex, occupied, or high-risk sites. We have site safe certification (100%) and are achieving the Totika standards for site safety.

How do you manage variations and changes during the build?

If you change your mind (or site conditions change), we document the impact on cost, time, and scope before proceeding, so there are no surprises.

Who will I deal with day-to-day?

You’ll have a clear point of contact. Typically a project manager or site lead, supported by the wider Alexander team for programming, procurement and specialist inputs.

How often will we receive updates?

We agree an update rhythm that suits your project (fortnightly is common), with clear visibility on programme, decisions required, and upcoming site milestones.

Can you work to tight deadlines?

Yes.  Where the scope and procurement realities allow it. The key is early planning, quick decision-making, and locking in long-lead items.
